This 99 hectare dairy unit is just north of Morrinsville on a quiet no exit road. The owners are taking a new direction and are exiting the industry therefore all stock and machinery are available at valuation to allow a smooth walk-in transition if required.
The property itself is mostly flat to gentle rolling with a number of gullies which have been fenced into 10 well planted out duck ponds. The milking platform is 80 hectares with the dairyshed right in the middle. The balance is in trees - seven hectares of natives and manuka and three hectares of pines and a further 10 hectares used for beef cattle.
The farm has a central race running both ways from the 18 aside dairy shed and is a gentle walk for the stock from both directions. The dairy has 10 sets of cup removers to allow one person to milk. Around the dairy are a number of support buildings including a 3 bay gable shed, 5 bay gable calf/implement shed, 4 bay implement shed with workshop, calf holding shed, 4 bay enclosed shed and a fert/PKE bunker with sliding roof and two hay barns.
The property is divided into 40 paddocks on the dairy and five on the drystock (hill area) with permanent fencing on boundaries and mostly 4 wire (2 hot) internally. The fencing is generally good and the pastures strong and healthy. Fertiliser has been applied regularly according to Ballance recommendations and 150 units of nitrogen are used annually.
Two hundred cows are wintered with calving starting mid-July. Around 25-30 head of beef and bulls are run in the gully areas and the steeper block at the back of the farm.
The soil is Mangateparu clay loam and normally 200 silage bales are made on farm each season with 80 tonne PKE used last season through the dry summer.
Water is sourced from two bores on the dairy unit and pumped to troughs in each paddock via 40mm mainline reducing to 25mm alkathene. The drystock unit water is pumped from a creek to the five paddocks. Variation 6 (consent for shed water take) has been applied for and application fee paid.
The effluent system is a large holding pond, gravity fed from the dairy and pumped to a travelling irrigator covering around 25 hectares.
This farm has a great number of extensive plantings especially around the duck ponds and a number of pine lots and shelter trees.
There are two houses on the property with the main home handy to the dairy. It features four bedrooms, an office, games room and swimming pool. A double garage nearby has been converted into a sleep-out and sewing room. The second home has three bedrooms, double garage and large storage shed and is in fair condition.
With production of 60,500 milk solids and a real opportunity to move especially with an adjacent very tidy 70 hectare dairy unit also for sale. These two farms could be a good fit and are located a short drive to Morrinsville in the heart of the Waikato.
